Inventories:
We will provide a full and detailed report of the complete property including exterior and interior, gardens, garages and all furnishings, fixtures and fittings, carpets/flooring, curtains and blinds, white goods and personal effects. The condition of all walls, ceilings, woodwork, windows and doors.

We provide copies of the report for the agent/landlord and tenant including guidelines on checking out and cleaning. There is also a section for tenant’s comments. For a sample of a report click here.

Re Checks:
At the end of a lease we will return to the property and compare the original inventory with the current condition of the property and report on any differences, damage and cleanliness at that time. Consideration will be given to fair wear and tear, length of lease and what cleaning is required to restore property to its original condition.

Inspection Reports:
We can carry out mid lease reports on behalf of agents and landlords. These reports provide details on the condition of the property room by room and highlight any issues that the agent/landlord will benefit being made aware of, or that may require attention from the landlord or tenant.

Repairing Standards Reports:
The new Repairing Standard Legislation came into effect at September 2007, landlords are now required to ensure that all elements of a property are fully operational and fit for purpose at the start of a new tenancy.
The criteria for what must be checked are significant and as an additional service we can carry out the check to the standards required by legislation.
